Sectional title insurance is a specialized form of property insurance designed for sectional title schemes (like apartments or townhouses) in South Africa, protecting both individual unit owners and the body corporate against risks associated with shared property ownership, focusing on the common property and individual units. It covers the common property within the scheme, such as shared gardens, hallways, elevators, and roofs, as well as individual units to a certain extent.
Homeowner association (HOA) insurance protects the HOA and its members by covering shared areas and facilities, as well as potential liabilities and legal expenses arising from disputes or accidents on HOA property. It typically covers property damage to common areas like clubhouses, swimming pools, playgrounds, and walkways, as well as liability risks and legal expenses.
